1. rented property
The following rental property is rented to the tenant for the purpose of use as a holiday home:

2. Check in and Check out times:

Departure day until 11: 00 am
3. maximum number of persons:
The maximum number of persons is limited to 3 persons including children
Pets are not allowed.
4. rental price
Is shown on the invoice.
5. payment
Deposit: A deposit of 20% must be paid. This is to be transferred to the account stated below within 4 days of booking confirmation.
Final payment: The remaining amount is to be paid to the same account up to 30 days before the start of the holiday.
If there are less than 5 days between the booking confirmation and the arrival date, the entire rental price must be paid in cash or by real-time bank transfer when the keys are handed over (arrival).
The rental price is to be transferred to the bank account:
Purpose: Name and date of travel
If the payment deadlines are not met, the landlord is entitled to withdraw from the contract and re-let the holiday home.
6. cancellation
at least 30 days before the start of the rental period: 80 % refund
less than 30 days before the start of the rental period: 50 % refund
less than 14 days before the start of the rental period: 0% refund
Cancellation must be made in writing; the time of delivery of the cancellation to the landlord is decisive.
If the tenant cancels the stay prematurely, the full rental price must be paid.
The landlord reserves the right to cancel the rental period prematurely if house rules are disregarded.
We recommend that you take out travel cancellation insurance, which can cover the cancellation costs in justified cases.
7. duty of care
Tenants must treat the rented premises and furnishings with care. The tenants must compensate for any culpably caused damage. The tenants are obliged to check that the furnishings are complete and fit for purpose when they move into the premises and to report any complaints to the landlord immediately. Tenants must also report any damage occurring during the rental period without delay. If the tenants do not fulfil these obligations, they are not entitled to a rent reduction due to these objectionable points.
8. House rules
Tenants are obliged to comply with the house rules. The house rules are displayed in the rented premises. The house rules can also be viewed on this website under House info.
8.1 Smoking is only permitted in the garden or on the terrace.
8.2 Kitchen
Please treat the kitchen equipment and technical appliances with care. As nobody likes a dirty kitchen, please only put crockery, pots and cutlery in the cupboards when they are clean and dry. Please do not place hot pots and other hot objects on the tables or worktop without a trivet. Always use a chopping board as a base for cutting. Please leave the inside of the microwave in a clean condition.
We ask our guests to treat the rental property with care and to ensure that fellow travellers and relatives also comply with the rental conditions.
8.3 Ironing
An ironing board is available. Please use it for ironing.
8.4 Each bungalow can accommodate a maximum of 3 people.
Unregistered persons are not permitted to stay in the holiday bungalow. If more people are found than booked and registered, the contract will be cancelled immediately and the bungalow must be vacated immediately. In this case, the contract is deemed to have been breached.
8.5 Damage
Nobody damages things on purpose, but it can happen to anyone that something gets broken. Please inform us of the damage so that we do not discover it only after your departure during the final cleaning.
The tenant is liable to pay compensation for culpable damage to furnishings, rented rooms or the building as well as the facilities belonging to the rented rooms or the building if and insofar as it was culpably caused by him or his accompanying persons or visitors.
8.6 Domestic authority
If repairs are required immediately, it may be necessary for the landlord to enter the holiday flat without the guest's knowledge.
8.7 Disposal
Waste must be disposed of in the appropriate containers at the central waste station by the time of departure at the latest. No waste, leftover food, harmful liquids or similar may be thrown or poured into the kitchen sink, toilets, washbasins or showers! Avoid anything that could cause blockages in the pipes (no toiletries in the toilet). Only toilet paper may be thrown into the toilet. No wet wipes or similar due to the risk of blockages.
8.8 Quiet times
In the interests of good neighbourliness, we ask you to observe the public quiet times such as midday, night and Sunday rest. Out of consideration, quiet should also be maintained in the holiday flat itself between 22:00 and 8:00.
Lunchtime quiet: 15.00 - 17.00 hrs
8.9 Keys
The following keys will be handed over to the tenant by the landlord/agent at the start of the tenancy: one key each for the complex / communal pool / bungalow. Please never give these keys out of your hand. Any loss of the key must be reported immediately; the guest is liable up to the amount of the replacement costs (as the key for the pool and entrance doors to the complex is part of a locking system, several locks must be changed in the event of loss).
Please remember to return the keys on your departure.
8.10. Arrival and departure
Arrival is usually from 15:00. Earlier arrival is also possible by prior arrangement. On the day of departure we ask our guests to vacate the holiday flat by 11:00 am at the latest. On your departure, the holiday flat should look as you found it on arrival.
Please note the following small checklist before your departure:
- Empty the fridge and freezer compartment, switch them off and leave them open
- Empty the kitchen waste bin
- Empty the bathroom cosmetics bin
- Strip the beds, leave the laundry on the beds
- Leave the holiday flat swept clean and please wash dishes, pots and pans
- Close windows and doors
8.11. Internet use
The guest undertakes to make lawful use of the owner's W-LAN service. He assures not to retrieve or disseminate any criminally relevant content within the scope of use, nor to violate any other rights of third parties.
The guest is prohibited from harming or impairing other co-users or Internet services, making data available for the purpose of file sharing or illegally reproducing, distributing or making accessible in any other way other goods protected by copyright, to send unsolicited messages with advertising content to third parties via email, internet forums or similar in an anti-competitive manner, or to retrieve or disseminate other immoral or illegal content, in particular content of an anti-constitutional, pornographic, criminal, terrorist or otherwise offensive nature via the WLAN.
The guest is responsible for the content that he retrieves, posts or distributes in any other way. The owner reserves the right to block an existing access if the co-user violates the owner's terms of use.
8.12. Use of the swimming pool:
The use and enjoyment of the pool involves appropriate use and a series of responsibilities that must be observed, so we remind you of the following:
- The opening hours of the pool in the summer are from 09:00 to 21:00.
- The pool schedule in winter is from 09:00 to 18:30.
- The pool schedule is mandatory, so the community of owners will not be responsible for the events that occur outside these hours in this facility, while informing them that the security service has an order
not to allow the use or stay in it outside the established times.
- Smoking is strictly prohibited in the solarium and on the sunbathing area of the pool.
- It is mandatory to wear appropriate clothing and footwear in the pool.
- It is mandatory to shower before using the pool.
- It is not allowed to reserve hammocks by placing bags or towels in them, so that the one that is not occupied by a person is considered free.
- It is not allowed to take hammocks from the solarium of the pool.
- It is forbidden to jump headfirst into the pool, as well as bomb introductions or others that splash other users and that pose an additional risk to bathers.
- It is forbidden to use balls and mats in the pool area and in the solarium.
- It is forbidden to use glasses or other glassware in the pool area.
- It is forbidden to use the pool under the influence of alcohol or narcotics.
- Those who use the pool must leave the facility without residues such as cans, food, etc.
- Children under the age of 14 cannot stay alone in the pool. It is recommended that parents or guardians look after their children at all times.
8. written form
Amendments and additions to this contract must be made in writing.
This also applies to amendments to the previous sentence.
9. severability clause
Should individual provisions of this contract be or become invalid in whole or in part or should there be a loophole in the contract, this shall not affect the validity of the remaining provisions. The invalid provision shall be replaced or the loophole filled by an appropriate provision which, as far as legally possible, comes as close as possible to what the contracting parties intended or would have intended according to the meaning and purpose of this contract if they had agreed to it.

This contract is subject to the statutory provisions of the Republic Spain.
